    All occupants aged 18 or over must submit an application for any listed property. Applications are assessed based on affordability, rental history, and references.

    When is rent due?

    Your rent is ALWAYS due on the first day of the month. Your rent is late as of midnight on the first, but we give you a grace period until the 5th. If your rent is not received in our office by 5:00pm on the 5th day of the month then your account will automatically be charged a late fee of 6% (unless your property has a flat fee of $75.00). This late fee amount is due with your rent payment.

    What happens If I don’t pay my rent?

    If your rent is not received when it is due, generally by the first of each month, you will be served a legal notice to pay your rent or leave the apartment. If rent is not received by the time the notice expires, and you do not leave, you will be subject to eviction proceedings.

    If you plan to be out of town when rent is due, you still need to make sure that your rent is paid. Being out of town does not excuse you from paying the rent. Rent must be paid regardless of any personal circumstances or problems you may have.

    This is part of your lease agreement, which is a legal document voluntarily signed by you. If your rent payment is late, you may be subject to a late fee, and if your direct debit is declined, you may be subject to administrative fee.
